Before we begin your search, the first step is to get you pre-approved for a mortgage, unless you will be paying in cash. We will provide you with a list of vetted and trusted local lenders.

BUYING STRATEGY

At our first buyer strategy meeting, we will discuss what you're looking for in your next home including neighborhoods, amenities, pricing, and timeline, to guide your search. We will also breakdown the exact next steps unique to you.

LETS SHOP HOMES!

Your agent will keep you up-to-date with new listings and real-time notifications. We'll tour listings  and open houses together, spanning a range of areas and property types.

OFFER / DUE DILIGENCE

Once you select the property  you want to buy, we will provide a comprehensive pricing study and gather relevant data about the Seller's deal conditions  while balancing your goals and interests. At this time all inspections will happen to decide if we go forward with the sale.

FINAL APPROVAL TO CLOSING!

We will do a final walk-thru to make sure your new home is still in the same condition as offer date and  work with your lender to get the final approval in order. At closing day all necessary documents and transactions are completed and we'll hand you the keys to your new home!

How long does the buying process take?

The buying process typically takes a 4-5 weeks. Rest assured that the agents at PARTNERS will be with you every step of the way and will work to make sure your experience is as stress-free as possible.

How long does it take to get pre-approved.

The pre-approval process is necessary before submitting an offer. This is your buying power. The process takes up 3 days typically.

How much are closing costs?

Closing costs are part of every transactions. You can expect to up up to 3% in additional to your down payments. These costs include transfer taxes, lender fees, and title fees.

What is an EMD?

EMD = Earnest Money Deposit. This is a good faith deposit, typically up to 3% of the purchase price that goes towards your down payment. If you breach your contract, the seller likely will keep all of it.

Can I cancel my contract?

Depends! If you have contingencies, then you can use the contingency to back out and get your EMD funds back.

What are contingencies?

Contingencies allow you cancel the contract to purchase without penalty. Common ones are home inspections, appraisals, loan approval, and clear title.

What is an appraisal?

The appraisal is ordered by your lender to ensure the value of the contract matches the banks valuation of the home. With an appraisal contingency, you can have the seller reduce the price to the appraisal value or you can cancel without penalty. If higher, then contract price still stays in place.

What if the seller lied and find out after?

All our clients have access to our in-house legal counsel at no charge to start the price of suing the seller for fraudulent misrepresentation at no charge. Full representation, if needed, will be at discounted legal fees.
